Tailor Made Suites at The Garment Factory: A Leading Example of Office Fit-Out and Flexible Workspace Design

Building on the success of The Garment Factory, client Castleforge expanded its offering by transforming the building’s ground floor, basement, and partial first floor into Tailor Made Suites—a collection of serviced offices centered around shared meeting and welfare facilities. This innovative project demonstrates the potential of serviced office fit-outs to address evolving tenant demands and enhance return on investment.


Ross Ellis Stewart's Role in Reimagining Flexible Workspaces

While working as an Associate at Morgan McDonnell Architecture, Ross Ellis Stewart spearheaded the redesign of The Garment Factory's lower levels. Initially planned as Class 3 restaurant spaces, these areas were strategically reimagined into smaller, fully fitted Cat B offices to meet market demands and optimize revenue. Key achievements included:

  • Repurposing spaces to attract tenants seeking smaller, ready-to-occupy offices.

  • Addressing the challenges posed by the Covid-19 pandemic, offering flexible lease options to tenants hesitant about upfront fit-out costs.

  • Creating incubator spaces with higher rent per square foot than upper-floor offices, fostering a pipeline of growing tenants for larger spaces within the building.


Flexible and Modern Office Spaces Designed for Tenant Success

The Tailor Made Suites cater to teams of 6–18 staff and are organized around a vibrant central lounge with an open-plan kitchen. Tenants also benefit from:

  • Access to The Garment Factory’s cycle storage, showers, and café.

  • Shared, bookable meeting rooms for collaboration and convenience.

  • A thoughtful balance of private office suites and communal areas, fostering both productivity and community.


A Commercial Success in Challenging Times

Despite launching during the challenges of the Covid-19 pandemic, the Tailor Made Suites achieved remarkable success, with all spaces fully occupied shortly after opening. This project highlights how tailored office fit-outs can create flexible, sustainable, and profitable workplaces that respond to market needs.
