Fit-out of the lower floors of the Garment Factory to form serviced offices
Following the success of The Garment Factory, client Castleforge Partners made the decision to fit out the ground, basement and partial first floor of the building to form a suite of serviced offices grouped around shared meeting and welfare facilities.
While working for Morgan McDonnell Architecture as an Associate, Ross was tasked with monetising the less valuable areas of the building to provide maximum yield and developed designs for plug-and-play Cat-B suites to cater for smaller companies.
Castleforge had been aproached by several tenants who did not want to take a whole floorplate within the building nor the expense or delay of carrying out their own fit-outs. By responding to this demand, they created an incubator space with higher rent per square foot than the upper floors and established a feeder of growing tenants for the larger spaces in The Garment Factory.
Suites of between 6-18 staff members were created around a central lounge with open plan kitchen area, access to the cycle and shower provision and cafe of The Garment Factory and shared, bookable meeting roooms.
The project has been a remarkable success with all spaces fully occupied shortly after opening even during difficult pandemic conditions.
